4 Must Stage Areas in a Luxury Chicago Home

Before buyers ever step inside your home, they’ve already formed an opinion from your listing photos. Once they schedule a showing, every room should reinforce that first impression. There are 4 key areas in every home that are often the deciding factor for buyers. Listing without staging these areas is under-presenting your listing and is not setting yourself up for success. 


  1. Living Room

The living room is often one of the first things you will see when entering a home. This room often sets the emotional tone for the rest of the home. A sofa that fits the space well provides buyers with a vision of how they could best utilize this space for themselves. An empty living room can be very difficult for buyers to envision furniture and layout in. Don’t make them work harder, show them the possibilities. 


  1. Dining Room

A dining table is an essential furniture piece in a home. Buyers want to know how large of a table will fit in the space and how many of their loved ones they can fit around that table. By staging the dining room, visions of future holidays and dinner parties come to the buyers mind. This is a room that provides a glimpse into the lifestyle possible in the home.

  1. Kitchen

While easy to consider skipping on staging, the heart of the home deserves some attention. Simple additions to the kitchen, such as barstools and a few accessories, bring this room to life. While the layout and design of the kitchen are the most important, it can feel empty to buyers if the surrounding areas (usually the dining room and living room) are staged, but the kitchen is left empty. Keep building on the momentum from the last two rooms by adding these few small touches to the kitchen. 

  1. Primary Bedroom 

Luxury buyers expect the primary suite to feel like a private retreat. Potential buyers want to see how they will fit in the space and that they feel comfortable. This bedroom is a non-negotiable in staging a luxury home. An empty bedroom does not provide any insight in how the room functions in daily life. A staged primary bedroom is more likely to build the emotional connection that buyers need in order to say yes to a home.
