Selling Success in Chicago
A True Story
Premium property presentation in Chicago’s luxury real estate market is essential. Instead of leaving a home empty, luxury home staging greatly increases the attraction of a property for buyers. O Designs was contacted after a luxury home in Trump Tower sat empty and stuck on the market for 54 weeks. Within 2 weeks of staging, it sold.
Our Approach
Our O Designs team evaluated the space and focused on highlighting the unique features of the unit. The most outstanding feature by far was the view of Chicago from the floor to ceiling windows. An all-glass table and low-back modular couch became beautiful additions to the property without drawing attention from the view.
The empty unit did not lend itself to easy furniture placement. The living space was a bit awkwardly shaped and was not easy to visualize, causing buyers to walk away without emotional investment. A modular sofa designed to fit the space, along with an accent chair that could swivel provided a clear layout for the space. The two bedrooms benefited with furniture showcasing the size of the room properly.
Don’t wait.
It can be tempting to jump on the market without waiting for staging to happen first. Over the 54 weeks this unit was listed, the clients took multiple price reductions. These reductions cost a total of $345,000 from the original list price. After contacting us, it was just $4,000 in staging costs that sold the unit in just 2 weeks. It is very likely that staging sooner could have saved these clients from extensive price reduction.
Don’t let buyers imagine the potential. Show it to them. Presentation of your property is the difference between sitting on the market and a sold sign.
