Questions We Ask Before Staging Your Chicago Home

Every property and client we work with has unique needs. There is no “one-size-fits-all” when it comes to luxury home staging. Each of these questions assists us in providing the best service possible to our clients.

What is Your Timeline?

Before we even go on a walkthrough, we like to know the timeline for your property. Are you still 2 months out due to construction? Is the home completely vacant and ready to stage today? Do you have a goal date to be on the market?

Answering these questions first allows us to best serve you as a client. While we would love to work with every client that contacts us, sometimes we are not able to meet the timeline expectations of a client. In our busiest times of the year, we may be booked out 2-4 weeks at a time. By asking this question up front, we do not waste the time of our client or our own company.

What Areas Would You Like to Stage?

If you already know exactly what areas you hope to stage, fantastic! If you are unsure, we are happy to advise you on what best compliments the property. At the bare minimum, we usually recommend staging the living room, dining room, kitchen, and primary bedroom of the property. Beyond those areas, we may recommend specific spaces if they are oversized or on the smaller side, an abnormal shape, or lack clarity of functionality.

Who is Your Buyer Demographic?

Is this home geared towards families? Or maybe a downsizing retired couple? Understanding the target buyer helps us create a staging strategy, not just a design plan. In a family home, we can prioritize spaces and bedrooms fit for kids. In a young couple’s home, a great home office and guest bedroom could be beneficial. We are experts in lifestyle curation that targets your buyer demographic.

Color Palette and Design Preferences

O Designs by Orli Shoshan, we have staged luxury homes throughout Chicago and the surrounding suburbs for more than a decade. Our team works with curated inventory, professional movers, and a refined minimalist aesthetic designed specifically for luxury listings. While we have a tailored look, we want to work with our clients to make their property shine. This can include discussing color palettes and other design specifications that we do our best to fulfill, while still showcasing the O Designs style.

What Makes This Property Special?

Our clients have brought us an array of property styles, from historic single family homes on the North Shore, to luxury condos Downtown. An important part of curating a staging plan, includes knowing the unique features of a property. This could include features such as the architecture, abundant natural lighting, or a beautiful view of the city. We work to create a staging plan that can highlight these special features and the uniqueness of the property.

A Collaborative Process

The best staging projects are partnerships. By understanding the property, the timeline, and the target buyer, we can create a staging plan designed to showcase the home at its highest potential.
